Is Adding a Pickleball Court to Your Luxury Home Worth It?

Even if you haven’t picked up a paddle yet, it’s hard to ignore pickleball's momentum, especially in the Valley of the Sun. As a luxury real estate agent in Scottsdale and an avid pickleball player, I often get asked whether adding a pickleball court to a home is a smart investment. With the sport's popularity skyrocketing across all age groups, it's no surprise that homeowners are considering incorporating pickleball courts into their properties. But does it really add value to your home, or is it just a passing trend? 1. Understanding the Appeal of Pickleball Pickleball combines elements of tennis, badminton, and ping-pong, making it accessible to players of all skill levels. The sport's rising popularity means that potential homebuyers—particularly in luxury markets—are looking for unique, active lifestyle amenities. In places like Scottsdale, where outdoor living is a huge draw, having a private court can be a key selling feature. 2. Who Are the Buyers? In the luxury real estate market, buyers are often looking for a lifestyle upgrade. They appreciate spaces that cater to entertainment, health, and fitness. A pickleball court can attract a diverse buyer demographic, including families, retirees, and professionals who want to stay active. For those unfamiliar with the sport, a home with a pickleball court might seem like a bonus amenity they didn't know they wanted—until they try it. 3. Cost vs. Value The cost of installing a pickleball court can vary depending on the materials, surface, and size, but it’s generally less expensive than building a full tennis court. Installation typically ranges from $20,000 to $40,000. In terms of resale, a pickleball court can enhance your home’s appeal and distinguish it from other properties. However, its value will depend on the buyer's preferences. If your home is located in an active, sports-centric community, the court could be seen as a significant asset. 4. Maximizing Your Outdoor Space In Scottsdale, where outdoor living is paramount, homeowners prioritize spaces that enhance the indoor-outdoor experience. A well-designed backyard with a pickleball court, alongside a pool, outdoor kitchen, and seating areas, can transform your property into a personal retreat. It's not just about functionality—design matters. The court should blend seamlessly with your home’s architecture and landscape to elevate the aesthetic and enjoyment of the space. But do you have the space?  Good news -- pickleball requires a significantly smaller footprint than a tennis court.  A standard pickleball court is 20 feet wide by 44 feet long (880 sq. ft.), but to accommodate safety areas around the court for movement, you'll want a total space of at least 30 feet by 60 feet (1,800 sq. ft.). Let’s say that your home is 3,500 sq. ft. and sits on a lot that's around 10,000 sq. ft. or larger.  You should have enough room for a pickleball court without overwhelming the backyard or interfering with other outdoor amenities like a pool or garden. 5. Longevity of the Sport Is pickleball here to stay? Let me put it this way:  have you met anyone in the last few years that picked up the sport . . . and then quit?  Me neither.  Given its rapidly growing popularity and cross-generational appeal, the sport is likely not a fleeting trend. Many communities are even adding courts to parks, recreation centers, and country clubs. Homebuyers, particularly in active regions like Scottsdale, are increasingly aware of the game and its benefits. This longevity makes investing in a court a safer bet. 6. The Bottom Line If you’re passionate about pickleball, installing a court can enhance your enjoyment of your home. Even if you’re not passionate about pickleball, the court could attract buyers who are seeking unique, active lifestyle amenities. However, as with any major home improvement, it’s important to consider whether the investment aligns with the preferences of the buyers in your specific market. In Scottsdale, where luxury homes often feature customized amenities, a pickleball court can be a fun, value-adding feature.
